Sublease Amendment Request from Santa Clara County ~
District for Red IIClion of Lease Responsibilities at !be University
A .enue Train Depot
The Santa Clara COlLnty Transit District (Distrki) has requested amendment to ils sublease
with the City, reducing the area to eliminate the University Avenue I",in depot and bag
room.
RECOMMENDATIONS
Staff ~mmends that Council authorize staff 10 proceed with. Requesl for Proposal (RFP)
to find another sub-tena"t for tl,e University Avenue train depol and bagroom before
agreeing to release the County from its lease obligations.
POWey IMPLICATIONS
Reduction of the lease area does nOi represent any change to existing poticies.
EXECUTIVE SUMMARy
In 1981 the City and the District entered inlo a lease to provide for the rehabilitation of the
University Avenue railroad depol and for a commuter transfer facility. The District
proposed to build. new bus loading and transfer area in phase I and in phase 2.[0 restore
the depot, bringing it up 10 operating standards as a multi-modal tcrntinal. In recent years
the District has cut back on its services lbroughout the County. The commuter transfer
facility was built, but the District feU short on its promise to restore the depot. The District
no longer staffs the facility and /inds it increasingly difficult 10 keep up on Ihe maintenance.
A ticket agent for the railroad is currently the only occupant in the depot. The City and the
Red C!'O$S use the bagroom for emergency supplies. Staff proposes to prepare an RFP to
see if there is. compatible use to the 'Dream Team's' ccncept, that would aho have limited
parking needs. The new tenant would also be responsibJ. for the proportionate rent and
taxea paid to Stanford IS owner of the land and for the maintenanoe and upkeep of this
historic 1IrUCIure.

Staff proposes to tn.nsfer the District's responsibilities to the new tenant. No financial
responsibilities are anticipated at this time.
