STATUS OF NONCONFORMING USES
Members of the Counc~l:
This is an informational staff report and does not conta~n a recommendation
for Council action. This r!port and the attached tables describe the current
shtus of nonconforming uses in Palo .~1to. Information on t"e status of
nonccnformfng USES has been periodically distributed to the tounci1.
Currently. 21 out of 30 nonconforming uses that a~e subject to termination
wi 11 be required to cease operat ion or. July 20, 1993.
BaCkground
The previous status report on tnis subject was SEnt to tha City Council on
April 23. 1992 (see C~R:220~92J. Current inforrnati~n on nonconforming uses,
~hich is discussed ~n the following paragraphs and appears in the attached
tables, was obtained from field surveys conducted in February 1993 .

In 1990, tnere were 41 nc~conformin9 uses subject to termination.
Currently, as a result of the conversion of some of these sites to
conforming uses and otners b~coming vaca~t. there are 30 nonconforming
uses subject to a specific termination date. Twenty-one of these uses
w;'l be requi red tei terminate cn J-uTy 20, 1993. Most uses with a 1993
terminatinn date hecame nonconformi ng a.s a resul t of the 1976
Comprehensive Plan and the related ne~ zoning that was applied
throughout many areas of Palo Alto in 1978, particularly along sectiw;.;;
of E1 Camino Real south of Hatadero Creek. CurrentlY. ten of these
nonconforming uses with a 1993 ter-i!'1ination date are 10cated along £1
Camino Real. The nine ~onconforming us~s with later termi~ation dates
.il1 be required to terminate at various times between 1999 and 2018.
The two uses required tc terminate in 2016, i.e., E1 Camino Veterinary
Hospital and Lanai Fiowers on El Camino Real, were granted extensions to
CI1R, 191:3
their original t€rmination dates in the early iSaOs. I!1 addition, on

nonconforming uses not ~ fyfng them of thei r te""rni'1ation status, Staff
will conduct a follow-up ~urvey in lite May. and send final n0tices to
property and business owners of businesses subject to the July 20, 1993
terml'!'Iat ion.
