Nonresjdential Development Appr~val'i September 1, 1988 to September I. 1990 Members of the Commission: This report and attached tables provide information on nonresidential projects (floor area and estimated employment) that were approved between Septembe~ 1. 1988 and Septeober I, 1990. The tables in this report are grouped into two annual reporting periods: I) between September I, 1988 and September I, 1989, and 2) between September I, 1989 and Septeaber I, 1990. Nonresidential develoPMent approval act~YitJ i~ Palo Alto hiS been monltored since January I, 1980, reflecting the tity Council directive of Nov.cber II, 1982 to track and periodicall, report on such development. The previous report on nonresident;al development activity co~ered a six-month perfod from Harch 1, 1988 to September I. 1988. It was s~nt to th~ Planning Commission on Febr~ary 3, 19S9. FINDINGS Sixteen nonresidehttal projects that resulted in cha~ges in floor area were approved during the one·ye.r period between September I, 1988 and September I. 1389. These projects, when completed, will .dd 153,260 square feet of floor area to Palo Alto's nonresidential development inventory. Only two projects approved during this period resulted fn significant increases ;~ floor area, i.e., Ford Aerospace at 3850 fabian Way, adding a net increase of 101,257 square feet i~ floor area, and Ramona Plaza at 250 University Avenue, adding a net increase Df 20,300 square feet in floor area. On the ot~er hand, two ~pproved projects actually resulted in small decreases in floor area over the previous development. Ten nonresidential pr'ojects that resul t!d in changes on floor area were approyed during the cne·year period betwten September 1, 1989 and September " 1990. The.e approved projects will add. total of 186,638 square feet of floor area when they are c~leted. The reasons for the modest level of deye'~pment a~t!y~ty in Palo Alto in recent years remain relatively unchanged.
