ORDINANCE OF THE COUNCIL OF THE CITY OF PALO ALTO
M1ENDING SEC'riON 18.08.040 OF 'l'HB PALO ALTO NUNICIPAL
CODE (THE ZONING r-u\.P) TO CHANGE THE CLt'\SSIFICAT!ON
OF PROPER'I'Y KNOh'N AS 220 BRYANT STREET PROZ..1 Rf\~-4 TO

The Council of the City of Palo Alto does ORDAIN as follows:
SECTION 1. Section 18.08.040 of the Palo Alto Municipal
Code, the "zoning Mapn, is hereby amended by changing the zoning
of ~ertain property known as 220 Bryant Street from RN-4 {Medium
Density Multiple Family Residence District Regulations) to P-C
(Planned Cormnuni t.y District H~.:!gulatlons). said property is shown
on a map attached hereto as Exhibit 11 1'1.11 and incorporated herein
by reference ..

attached hereto as Exhib.it 0 i3n constitute the development plans
a.nd are inco.rporatE;d herein by rGference~ Said development plan
is approved pursuant to Section 18.68~120 of the Palo Alto Muni.cipal
Code, subject to the following conditions:
u.. USE. A total of 3 housing units 1 of \\ihidl 2 housing
units will be Irlthe proposed st:ructure and 1 unit within the
exi~ting structure. The proposed structure will have one 3-bedroorn
unit and one 1-bcdroont unit. The P-xist.ing stx·uctur~: has 2 bedrooms.
b. H1PROV'E~1ENTS:
(1) All improvements and development shaU. be
s1ilistantially in accordance with the approved development plans
with all applicable codes and ordinances; and with the require
ments of the Director of Public '~arks/Engineering, the Director
of Utilities and the Chief of the Palo Alto Fire Department.
(2) .A minimum of 18 feet sha.ll be .reserved for
parking between the back of the sidewalk and the garage door in
the new structure~
(3) The landscaping should be in accordance with
the landscape plan as approved by the Architectural Revie·w Board ..
c. VARIANCE. This zone change to a P-C District
shall be approved subject to the condition that a variance is granted
by the Zoning Administrator from daylight plane and siue yard
regulations as contained in Section 18.68.150 of the Zoning Ordi
nance.. Nothing contained herein shall be deemed to prP.commit the
Zoning Administrator to issue said variance nor to circumscribe
review of such an application as provided in Chapter 18.90 of this
Title.
d. DEVELOPHENT SC!IEDULE:
(1) Start of construction shall begin within 12
months of the effective date of the issuance of the va:c.i.ance re
ferred to in Section 2(d), above, but in no event later than 18
months after the effective date of this ordinance.
(2) Con~letion of all improvements shall be within
24 months of the effective date of this ordinance.

SECTION 3-The Council of the City of Palo Alto finds
that tfie .. ~nactrnent of this ordinance will have no significant
environmental impa.ct.
SECTlON 4. This ordinance shall become effective upon
the commencement cf the thirty-first day afte:r its adoption.
