ORDINANCE OF THE COUNCIL OF THE CITY OF PALO ALTO
AMENDING SECTION 18.08.040 OF THE PALO AI~O MUNI
CIPAL CODE (THE ZONING MAP) TO CHANGE THE CLASSI
f'lCi\TJON OF PROPERTY KNOWN AS 2197 EAST f3AY3HOR.E
ROAD FROM LM(D) TO PC
The Counci "I of the City of Palo Alto does ORDAIN us follows:
SECTION 1. Section 18.08.0,10 of the Palo Alto Municipal Code,
the "Zord n g Mnp," is hereby amended by changing the zoning of certain
property known as 3370 West Bayshore Roa.d from LM(D) (Limited
Indu:-:.trial/Hv~;earch Pruk District) to PC (Planned Community). Sa:i.d

SECTION 2. The Citv Council. hereby finds with respect to the
subject-pn)p-;:~;::-Fy tbat · ·
a. The' project will not have a significant impact on the
environment;
b. The nppJ ieation of general Oi" c.ombin.ing dl.str:i.c.ts to
the site of the proposed development plan will not
provide sufficient flexibility to allow the proposed
dPvelopment;
c. The development pl.an provides publi<~ b0nefits not other
wise obtainable by applj.cation of general districts in
that the proposed development will reduce the number of
employees that could potentially work during peak hours
if this property were to remain in LM(D);
d. The addition of a deceleration lane at O'Brine Lane will
make for a better design than presently occurs;
e. The uses within the proposed PC are compatible with ad
joining sites;
f. The change of district is required for the public inter
est, conveni.ence and gener.al welfare.
SECTION 3. The diagrams entitled 2197 EAST BAYSHORE ROAD attached
hereto as Exhibit "B~' constitute the development plans ~.ud are incor
porated herein by reference. Sa.id development plan is approved pur
suant to Section 18.68.120 of the Palo Alto Municipal Code, stibject to
the following conditions:
a. Use. The project consists of B one-story building with:
Offices, service department, showroom and parts department.
Included on the site are: New and used car parking area~
with a total of 182 parking stalls of which 122 will be
for compact cars. A four (4) foot masonry wall is being
provided with landscaping along East Bayshore Frontage
Road. Landscaping at the narrowest portion must be 6-8
feat.
b. Im12rovemen ts.
l. All improvements and development shall be substan
tially in accordance with the approved development
plans with all applicable codes and ordinances; and
with the requirements of the Director of Public Works/
Engineerirte, the Director of Utilities and the Chief
of the Pa16 Alto Fire Department.

2. The final landscape design shall be submitted to the
Architectural Review Board for approval and shall
include but not be limited to:

plan and specifications for preserving existing
trees to remai.n on site;
location and design of public sidewalks, curb
and gutter .1long East Bayshore Frontage Road;
landscaping (trees) in front of the building
along the street should be clumped for better
visibility and improved appearance.
3. The developer shall dedicate and improve a deceleration
lane at the northwesterly portion of the proposed de
velopment. Specific details to be approved by the
i)i rector of Transporta t .ion.
