The Council of the City of Palo Alto does resolve es follows:
Section I. That the P -C Development Plan for the property
located on the northeasterly aide of Alma Street between East Meadow
Dive and El Verano Avenue, aommonly known as Shoppers' World, be
and the same hereby is approved, as represented by the plot plan
and elevations labeled P7A1, ,P7A2 and P7A3, dated'April 8, 1958,
subject to the following conditions:
A. Aeartmjnt Develoomen�
1. Number Og Uats. That the number or units ir: the
apartment area be limited to a total of 210, broken
down into 66 studio, 96 one -bedroom, -and 45 two -
bedroom; or an alternative minimum number of 42 studio
apartments, 6o two -bedroom, and 108 one -bedroom units.
The minimum area to be devoted to apartments shall
be 228,600 square feet.

(a)
That In the easterly quadrant of the apart-
ment development, the height of the structures
be limited by an inclined plane as per Exhibit
A, such plane to start at a point 5 feet above
curb grade on the northeasterly right-of-way
line on Ramona Street and slope toward Alma
at a ratio of 10 feet horizontally to 1 foot
vertically.
(b) In the southerly quadrant, one building of six
stories not to exceed 65 feet in height would
be allowed as shown on the plot plan, being
approximately in the middle of the development;
the remainder of the buildings to be limited to
four stories (45 feet in height).
In the westerly quadrant all buildings would be
limited to four stories, except next to Dry
Creek the limit shall be three stories.

(d) In the northerly quadrant all buildings would be
limited to two stories.
3. Off -Street Parkirig. That off-street parking be pro-
vided at a ratio of one and one-half parking spaces
for each one and two -bedroom apartment unit, and
one parking space for each studio apartment unit.
4. Open Orton Area. That there be a minimum of 400
square feet of open green area per apartment unit,
such area being defined as the lot area remaining
after deduction for streets, driveways, parking areas,

carports, building and/br structure coverage.

issuance of the required use permit, such plan.
to provide for perimeter planting designed to
protect the c:eighborning residential areas and
to provide a screen planting adjoining Alma
Street. In addition, the landscaping previously

necessary, augmented or revised in order that a
complete and adequate planting barrier is provided.
Also, that a 3C -foot setback along the Alma Street
frontage for the apartment development be re-
quired and that a b -foot masonry wall be constructed
or. the property line. between the back of the Lucky
Store and the t2-1 area, with sufficient planting
against this wall to provide a screen.
B. Qo imerol`a], vekopment.
6. Relight. That the height of structures be limited to
two stories, not to exceed 35 feet.
7. Floor Area. That there be no more than 40;000
square feet of ground floor area, incbding the
preuont Lucky Market, and that the second floor be
limited to 5,000 square feet, said second floor to
be mandatory.

not exceed 25 feet en height above the average site
grade and shall not exceed 40 square feet is area.
Also exterior signs pertaining to the actual business
uses conducted on the premises shall be limited to
one per store, not to exceed 5 square feet in area.

app_)priate to a general neighborhood shopping facility.
10. Reciprocal Parking. That prior to the issuance of a..y
use permit, satisfactory e.videnoe be. presented guar-

C. General
11. Entrance a_,d Exit. That the ph sicai features of Alma
Street shall be removed, replaced, altered or other-
wise changed in accordaece witn accepted traffic
engineering principles and standards as may be :,ec-
essary to facilitate traffic flow and safety le
relation to ingress and egress from the P -C zoned
property. A plan of such alterations snail be sub-
mitted and approved prior to the issuance of
permit. Also, there shall be no vehicular access to
Emerson Street or Ramona Street.
12. Traffic Islands and Service tation. That the traffic
islands in Alma Street and the service static:. be
moved during the initial stages of constt.ructioe.

13. Devclopmeht Schedule. That toe proposed
