RESOLUTION NO. 4391
RESOLUTION OF THE COUNCIL OF THE CITY OF PALO ALTO
GRANTING CONDITIONAL EXCEPTIONS TO TITLE 21 OF THE
PALO ALTO MUNICIPAL CODE AND APPROVING A TENTATIVE
MAP UPON CERTAIN CONDITIONS FOR CERTAIN PROPERTY
LOCATED AT THE NORTHERLY CORNER OF GREENMEADOW WAY
AND ALMA STREET
Pursuant to Chapter 21.28 of the -Palo Alto Municipal Code,
the Council of the City of Palo Alto finds as follows:
1. Property at the northerly corner of Greenmeadow Way and
Alma Street is currently zoned P -C and consists of seventeen
existing apartment units.
2.. Applicant wishes to create a planned unit development as
defined by the Federal Rousing Administration and qualify for
financial assistance under Section 203 of the regulations of
said agency.
3. Applicant's proposal will enable families to obtain an
ownership interest in property at lower cost than would other-
wise be possible.
4. No change in the design of the development will occur, nor
will a privilege or advantage not enjoyed . by other property owners
similarly situated be created and said development will not be
detrimental to the public welfare or injurious to other property-
in the territory in which the property is situated.
NOW, THEREFORE, the Council of the City of Palo Alto does
RESOLVE as follows:
Applicant's petition for conditional exceptions as to lot
size, access to streets and frentag3 is granted and the tentative
subdivision map is approved subject to the following conditions:
1. Approval by the Chief Building Official and City
Attorney. City Treasurer shall approve requirements for approval
of .condition 3(c).
2. No sales of any unit in said development will be
permitted until a final nap is recorded.
3. Completion prior to recording of the final map of items
4, 5, 6, 10, 11 and 12 of Engineering Bulletin 70-17 as follows:
(a) Provide public utility easements for all electrical
service conductors passing over or under private parcels.
(b) No change in electric meter installation. Access by
the City will be assured to each meter installation. Maintenance
on the load side of the meter will be each owner's responsibility.
(c) Provisions for payment of water, gas and sewer charges
from a mutual fund supported by all owners in the development.
(d) Payment in full of bond series "GGG" and receipt of
evidence by the City of payment of all due and payable city and
county taxes.
(e) Underground construction of all new electric telephone
and other utility installations.
(f) Final map shall comply with Article V of the 1970 Sub-
division Map Act and Chapter 21.16 of the Palo Alto Municipal Code.
