RESOLUTION NO. —4414 RESOLUTION OF THE COUNCIL OF THE CITY OF PALO ALTO CHANGING THE P -C DEVELOPMENT PLAN APPROVED BY ORDINANCE NO. 2007 APPLYING TO PROPERTY KNOWN AS 520-532 HOMER AVENUE The Council of the City of Palo Alto does RESOLVE as follows: SECTION 1. The Development Plan attached hereto as EXHIBIT A is substituted for the P -C Development Plan approved by Ordinance No. 2007 applying to property known as 520-532 Homer Avenue. SECTION 2. Said EXHIBIT A is hereby adopted and approved subject to the following conditions: a. Thirty-six (36) off-street parking spaces shall be provided in the first stage. b. The parking spaces shall be arranged as required by the Use Permit to preserve the two interior trees shown on the plan with adequate access to the parking spaces. c. Improvement and maintenance of the parking area shall be in accordance with the requirements of Chapter 18.88 of the Zoning Ordinance, General Provisions, in regard to the improvement and maintenance of paved areas, at the time of issuance of the Use Permit. d. Landscaping and other improvements shall be as re- quired by the Use Permit. e. The caretaker's cottage shall be removed and the full complement of fifty-five (55) parking spaces shall be provided, in conformity with the plan required by condition f., at such time as it is determined by the City staff that the additional nineteen (19) spaces are 1 • necessary to accomrodate the Channinq House parking demand. The City staff shall periodically survey the parking demand of Channing House in this regard. f. The plans submitted for the Use Permit shall in- dicate eventual development for at least fifty-five (55) cars. g. Appropriate signs shall be installed to indicate employee parking. h. The Development Schedule shall be as follows: 1. Start of construction of the parking lot within ninety (90) days of Council approval. 2. Completion of all construction and development within six (6) months of start of construction. SECTION 3. All other provisions of Ordinance No. 2007 shall remain in force and effect.
