RESOLUTION OF THE COUNCIL OF THE CITY OF PALO ALTO
APPROVING A MISCELLANEOUS DIVISION OF LAND AND
GRANTING AN EXCEPT~ON FOR LOT AREA FOR ONE PARCEL,
SUBJECT TO CONDITlOl-JS, FOR PROPERTY KNOWN AS 3081
AND JOSS AL~XIS DRIVE IN THE CITY OF PALO ALTO, BE-
ING LOTS 3 AND 4 OF TRACT 3890, COUNTRY CLUB RANCHOS
WHE~AS, w. G. Dunn and Jean Ann Dunn, his wife, are the
owners of property known as 3081 and 3085 Alexis Dirve in the
City of Palo Alto, being Lots 3 and 4 of Tract 3890, Country Club
Ranchos; and
WHEREAS, said property consists of 2.260 acres, which is more
than sufficient land area to permit two residential dwellings
under current zonin91 and
WHBRBAS, the owners have built or plan to build a dwelling
which would otherwise require the removal of several large trees
unless an exception is granted;
NOW, THEREFORE, the Council of the City of Palo Alto does
~SOLVl:: as follows:
SECTION l. The Council finds that the existence of more
than sufficient land to permit two dwelling structures, and the
generally hilly topography of the property, are special circum-
stances or conditions affecting the pro_pert;y described above·.
The preservation and protection of existin~ large trees, while
permitting constructi.on 0£ single family residences upon the
property involved,justify an exception in order to save said
trees and the enjoyment of a substantial property right of the
owners. The exception granted herein will not be detrimental
to the public welfare or injurious to other property in the
territory in which the property is situated.

SECTION 2. The realignment of lot lines of parcels 3 and 4,
Tract 3890, Country Club Ranchos, also known as 3081 and 3085
Alexis Drive, is hereby approved as shown on the attached pre-
liminary parcel map dated March 1972 as Parcel l and Parcel 2.
SECTION 3. owners are hereby granted an exception pursuant
to Chapter 21.28 of the Palo Alto Municipal Code, to permit Parcel 2
as shown on the attached map to contain an area not less than .826
acres.
SECTION 4. Approval of the miscellaneous division of land and

the exception granted herein are subject to the following conditions:
a. Recording of a final parcel map with the County Recorder
of Santa Clara County.
b. Flling with the City of Palo Alto a bond in an amount
to be set by the Chief Building Official, on a form
approved by the City Attorney, to secure the obligations
for removal of the structure upon Lot 3, Tract 3890,
Country Club Ranchos, as further specified in City of
Palo Alto Contract No. 3456, recorded as Document 4245571
in Book 9610 at page 654 in the Official Records of
Santa Clara County. The parcel map herein shall not
be recorded, nor any city permits issued, nor any new
utilities services supplied, unless arld until said bond
is on file with the City of Palo Alto.
c. Project qualifies for a categorical exemption under the
procedures adopted by the City and no further environmental
assessment is necessary.
