RESOLUTLON OF THE COUNCIL OF THE CITY OF PALO ALTO
APPROVING A MISCELLANEOHS DIVISION OF LAND FOR
PROPERTY KNOWN AS 4303 AND 4307 MIRANDA AVENUE
AND GRANTING AN EXCEPTION TO DEPTH REQUIREMENTS
FOR ONE PARCEL, SUBJECT TO CONDI~:ONS
Pursuant to Title 21 of the Palo Alto Municipal Code the
Council of the City of Palo Alto h~r~by--3.p?roves a miscellaneous
division of land for property known as 4303 and 4307 Miranda
Avenue, and an exception to allow a depth of 93.5 feet for lot
nUmber two, as shown on the map attached hereto and made a part
hereof by reference.
The Council finds as follows:
1. The parcel of land has unusual configuration and is now
occupied by two dwellings.
2. The parcel contains in excess of 20,000 squ~re feet more
than enouqh acreage to provide two standard lots, but it
i_s not reasonably possible to crea~e two standard lots
meeting all dimension requirements.
3. The granting of an exception to depth requirements for
Parcel 2 would not b~ detrimental to public welfare or
injurious to other property owners in the area.
4. The granting of the exception will allow the removal of
the unsightly garage on the front property line.
The approval and exeeption granted hereby ai·~~: subject to
the following conditions:
1. The existing 40' easement and right-of-way for street
purposes extendinq from the centerline of Miranda Road,
is to be dedicated to the City by separate grant deed.

2. The existing garage shall be removed and at least one
covered parking space shall be provided for each parcel
prior to any new occupancy of either dwelling.
3. Existing overhead service to Parcel One is to be relocated
as required by the Department of Light and Power.
4. An eight foot eideyard for Parcel 2 shall be created by
removal of as much of the existing dwelling unit thereon
as necessary.
All new electric, telephone and utility lines are to be
installed underground.
6. OWner shall provide evidence of payment of all due City
and County taxes.
7. All work to be done in accordance with City of Palo Alto
specifications.
8. A final parcel map sha:: .. 1 be submitted in .accordance with
Section 21.16 of the Palo Alto Municipal Code and Article
5 of the State Subdivision Map Act.
