The use permit heretofore granted by the City Council on August 13, 1951, to Stern & Price 1B hereby revoked. 2. Stern & Price, a copartnerahip composed or Al Stern and Richard Price, is hereby granted a use permit for the prop- erty shown on the attached map upon the following conditions: (a) Total ground floor area or all buildings and stru~turen, 1nclud1ng service station building but ex- cluding covered walkways, shall not exceed 112,850 square feet; and ehall be located within 30 teet rront to rear and 15 feet aide to side of the locat1ona and d1mena1ons shown on the plan"PA13a." (b) All basement areas shall be used ror storage only. (c) Total second floor area or.all buildings and structures shall not exceed 36,150 square reet; {d) Only those uses shall be permitted which ."lre described in au~d1vieions (b) and (c) or Section ll.02 or Ordinance No. 1324; plus a service station at which no repair work w:1.ll be conducted. (e) There shall be not less than 333,000 square feet des.1gnated and used ror parking, dr1 veways, service stat10t'l site, and loading zones. (r) There shall be not lees than 7,650 square feet used tor e1del1ne pla~t1ng adjacent to the Alma Street and Ramona Street rront.,gee; and 11,000 square reet used for sj.deline planting adjacent to the northwesterly and south- easterly boundaries or the P-C District. (g) The area devoted to a pedestrian ma.11, covered walkways, and ch1ldran's play area, shall not exceed 28,300 equare reet; provided, however, if 28,300 square feet are not used for the above purposes, then th1e area or the part thereof not so used shall be used tor parking. (h) That Alma Street shall be widened and improved rrom the ex1at1ng.pavement to the northeaeterly a1de or aeeeBe roads from El Verano Avenue to Dies Road ae shown on map dated June 25, 1952 and titled "Access Road Pattern,u and according to Palo Alto city standards tor eubd1v1s1one. 451 I' i ' j j l ~ { ~ j ' t l i .I 452 {1) Automobile and truck aeoema roads trom public streets shall be only aa shown on map dated June 25j 1952, and titled "Access Road Pattern." (J) The following reatr1ct1ons are placed on the exterior 1llum1n'a.tion or the P-C District. (1) No light used ror the illumination or the buildings or the parking area should fall directly on any property outside the Stern & Price property 11nes. No light source should be Yiaible from any point outaide the Stern & Price property 11nea. (2) At any point on the surface or the parking area the maximum intensity or~l1ght shall be 2 root candles. (3) Measured at a polnt 5 feet above grade on the vertical planes established from the four property lines upward, the maximum intensity or light shall be 0.5 foot candles. (k) No intermittent illumination signs shall be per- mitted and all signs shall otherwise conform to the Bu11d1ng Code. (1) General exterior appearance or buildings and struc·tures shall conform to vet•spect1ve drawings submitted and marked "P.A. 9," dated June 25, 1952. (m} The northwesterly and eoutheasterly planting strips shall be planted with evergreen shrubs and trees not more than fifteen (15) feet on center, and shall be main- tained and. replaced 1f .. neceeaary tor a period or five years; this 1e intended to prov1d& a complete evergreen barrier. (n) Street trees ehall be planted along the Alma and Ramona Street frontages or the P-C District in accor- dance with the City of Palo Alto Street Tree Ordinance. (o) The maximum height ot buildings in the P-C Dis- trict shall be two stories but not to exceed 35 feet. Sec. 22.08 {a) or Ordinance No. 1324 allowing certain architectural and utility ot1•uctures to extend 15 .feet above building height l1m1t shall apply. (p) Tha:t at least fifty-five trees shall be planted within the parking and driveway area (excluuive or side line planting). (q) That the parking area be paved with a m1n1mum of three inches of crushed rock with oil surra~e. 3. That this use permit a1 1t pertains to any undeveloped portion shall be revok~d after the expiration or five years.
