cotutruct.iort on six acr(!>IJ, an.d a major department store is expected
to locate in th~ near future. It is expected that the center will
continue to develop as the population and purchaainsJ power of the
trade are~ increase.
3. California Avenue District:
The "convenience" character of California Avenue shopping dh:trict
has changed gradually eo that the district is much more diversified.
In 1954 over 80'X. of the retail sales wel'e of a 11 convenienceH nature.
Today not more than half the retail sales can be considered of
11 con.venier.~e" nature.
The special study of the area, financed by the California Avenu~
businessmen, resulted in a new zoning pattern for th~ area and
improved circulation and beautification. Condemnation of obsolete
residences created land for new development; the Oregon-Page Mill
Underpass and dosing of California Avenue at the. S .P.R.Il. tr.~cks
removed und~sirable through traffic; th~ construction of new parking
lots Jecrt'ased congestion; and the c:onnruction of the North County
Courthouse and the bea~tification'.o.f California Avenue helped create
an optimistic attitude. The total effect of these developments
