RESOLUTION OF THE~COUNCIL OF THE .CITY OF PALO ALTO
APPROVING A MISCELLANEOUS DIVISION OF LA....~D FOR
PROPERTY KNOWN AS 571-575 COLORADO AVENUE IN THE
CITY OF PALO ALTO AND GRANTING EXCEPTIONS FOR LOT
WIDTH FOR BOTH PARCELS, SUBJECT TO CONDITIONS
WHEREAS, property described as a portion of Lot 66, c. M.
Wooster Subdivision of the Clarke Ranch, in the City of Palo
Alto and more generally known as 571 and 575 Colorado Avenue,
consisting of 12,690 square feet, moro or less, is proposed to
be divided into two parcels consisting of 6,345 square'het; and
WHEREAS, each proposed parcel would have approximately 53
feet of frontage on Colorado Avenue and a depth of approximately
121 feet, thereby lacking seven feet in width to meet the minimum
width requirement of section 21.20.110 of the Palo Alto Municipal
Code; and
WHEREAS, each proposed parcel would exceed the minimum lot
area requirement of 6 1 000 square feet;
NOW, THEREFORE, the Council of the City of Palo Alto does
RESOLVE as follows:
SECTION 1. The Council finds that there is sufficient land
contained in both parcels to meet all requirements of the Palo
Alto Municipal Code for a miscellaneous division of land and
that there are special conditions af fee ting the property due to
the proximity of similarly narrow lots in the neighborhood and
to the fact that the area of each proposed parcel will be in excess
of the required minimum. The Council further finds that the ex-
ceptions granted herein are necessary for the preservation and
enjoyment of a substantial property right of the petitioner
and that the exceptions granted herein will not be detrimental
•
to the public welfare or injurious to other property in the
territory in which this property is situated.
SECTION 2. The Council hereby approves a miscellaneous
division of land into two parcels, designated as Parcel 1 and
Parcel 2, for property known as a portion of Lot 66 1 c. M.
Wooster Subdivision of the Clarke Ranch, and more commonly known
as 571 and 575 Colorado Avenue in the City of Palo Alto. Said
properties are shown on the map attached hereto and incorporated
herein by reference.
SECTION 3. The Council hereby grants exceptions for the
width of Parcel 1 and Parcel 2 to be approximately 53 feet.
These exceptions are granted subject to, and on the condition
of compliance with, the four (4) conditions set forth as follows:
1-The developer shall replace all broken or
cracked sidewalk and curb adjacent to the
property as marked by the Superintendent
of Public Works. These repairs shall be
coiq>leted before final inspection by the
Building Department.
2s Removal of the existing structures from
the property.
3. Provide evidence of City and County tax
payment.
4. File a final parcel map in accordance with
section 21.32.110 of the Palo Alto Municipal
Code.
SECTION 4. The Council hereby finds that this project qualifies
for a categorical exemption and requires no further environmental
assessment.
