RESOLUTION NO. 4881
RESOLUTION OF THE COUNCIL OF THE CITY OF PALO ALTO
APPROVING A TENTATIVE SUBDIVISION MAP FOR PROPERTY
LOCATED AT 2102 THROUGH 2136 BOWDOIN STREET, BEING
LOTS 13 THROUGH 17 AND A 30-FOOT STRIP, ALL IN
BLOCK 3 OF COLLEGE TERRACE, AND GRANTING EXCEPTIONS
AND VARIANCES FROM LOT WIDTH, DEPTH, AREA, ACCFSS
WIDTH, SIDE YARD, AND REAR YARD REQUIREMENTS,
SUBJECT TO CONDITIONS
WHEREAS, 19,937 square feet of property zoned R-1, located
at 2102 through 2136 Bowdoin Street, being Lots 13 through 17
and a 30-foot strip all in Block 3 of College Terrace, in the
City of Palo Alto, consisting of six (6) lots, is proposed to
be resubdivided into six (6) lots; and
WHEREAS, the proposal will create five (5) lots with one (1)
house on each lot (Lots 1 to 5) and one (1) lot as a common area
for garages, driveways, and open green area (Lot 6); and
WHEREAS, Lots 1 to 5 will be substandard in width, depth,
and area, requiring an exception from the requirements of Section
21.20.110 of the Palo Alto Municipal Code and variances for setback
and sideyard requirements; and
WHEREAS, Lot 6 will be substandard in depth, and the pro-
posed access thereto is substandard in width, requiring excep-
tions from Sections 21.20§110 and 2lt32.0SO of the Palo Alto
Municipal Code; and
WHEREAS, the tenta.tive subdivision map, was approved by
the City Council on Nov4'mber 13, 1973, subject to conditions,
and the exceptions and ~ariances required therefor were granted
by the City Council without a formal reaolution1 and

WHEREAS, this resolution shall formalize the action taken
by the City Council on November 13, 1973;
NOW, THEREFORE, the Council of the City of Palo Alto does
RESOLVE as follows:
SECTION l~ The Council finds that there are special
conditions affecting the property due to the dimensions and
~eometry of the existing parcel and the existence of five (5)
residential structures ther_eon~ that the exceptions and variances
granted herein are necessary for the preservation and enjoyment
of a substantial property right of the petitioner to sell the
existing units individually as townhouses: and that the excep-
tions and variances granted herein will not be detrimental to
the public welfare or injurious to other property in the terri-
tory in which this property is situatedo
SECTION 2o The Council hereby approves the Tentative
Subdivision Map titled "Bowdoin Place" attached hereto and
incorporated herein by reference {granting exceptions to Sections
2lo20~110 and 21~320050 of the Palo Alto Municipal Code and
variances reiating to minimum lot width, depth, area, access
width, side yard, and rear yard requirements}, subject to the
following conditions:
lo If garages in the conunon green area presently
have electric power, the powe~ shall continue
to be supplied from the house using the re-
spective garager
2e Since some of the underground utilities to the
individual houses will fall on adjacent property
due to the proposed lot lines, private easements
shall be executed to reserve these services to
the respective lots~
3o All work shall be done in accordance with City
of Palo Alto specificationso
4o Any new electric, telephone, and utility lines
. shall be installed underground~
5 o Th(. ~-~.)divider shall provide evidence of
pa/: ,:.:nt of all due City and County taxes.

60 A final subdivision map shall be filed in
conformance with Section 21.16 of the Palo
Alto Municipal Code and Article 5 of the
State Subdivision MaF Act.
7. The City Attorney shall approve c.c. & R.'s
prior to submittal of the final map.
8. Any rebuilt structures shall not exceed
present coverageo
SECTION 3~ The Council finds that granting of the proposed
subdivision will have no significant environmental impact.
