The diagrams entitled "Colorado Place Townhouses" attached hereto as Exhibit 14 8 11 constitute the development plans and are incorporated herein by reference. Said development plan is approved pursuant to Section 18.68.120 of the Palo Alto Municipal Code, subject to the following conditions; a. Use. A total of twenty (20) townhouse units, together with private yards and public open space. Two of the twenty units will be below market rate units located in units 6 and 7 to b~ offered for sale at $44,500 each under the pro­ visions of the City's BMR program; No security gate will be allowed with this development; All units are to have automatic garage door openers; The proposed street is t~ be a private street; The proposed 2-car ga1Qges shall not be utilized for any other use other than parking for the uni t.s. <~,1, .-----------------------------------------------------------m. .... .u ............. . • • b. Improvements. 1. All improvements and development sh~ll be substantially in accordance with the approved development pl2ns \vith all ~pplicable codes and ordinances; and wi~.h tne requirements of the Director of Public Works/Engineering, the Director of Utilities and the Chief of the Palo Alto Fire Department, including, but not limited to the following: (a) The proposed private street is to be built to City specifica tio.n.s as required by the city :;~II~ i neer. (i) The noise impact evaluation prepared by Edward L. Pack Associates, J.nc., recommends a full enclosure around the City's pumPing station. In addition, the report recollUTiends two mitigating measures for the noise generated by the gates. ( i ) ( 1) All improvements necessary to meet the noise require­ ments shall be paid fer by the n~veloper. In additjon, any improvetc.ents to City facilities will need to be reviewed and approved by the appropriate City depart­ ments. One hour fire wall separation between the attached units • is requirec'l. Fi~e hydrants will be required per public protection standards. Bicycle parking requirements under multiple family residential use shall apply to this development. 2.
