OF PALO ALTO AMENDING CHAPTER 18.48 (CD DISTRICT) OF TITLE 18 (ZONING CODE) TO ADD A PARKING EXCEPTION POR HISTORIC STRUCTURES WHEREAS, residential historic structures located in the commercial downtown district are in need of rehabilitation: and WHEREAS, the Council wishes to provide an incentive to those residential histori~ structures to be rehabilitated; and WHEREAS, conversion from residential to commercial use in the parking assessment district r~quires the provision of on-site parking~ and WHEREAS, the Council desires to exempt residential historic structures in the downtown assessment district that are converting to commercial u&e from the on-site parking requirement if such convecsion is done in conjunction with exterior. rehabilitation; NOW, THEREFORE, the Council of the City of Palo Alto does ORD~.IN: SECTION 1. Section 18.48.lOO(b)(l)(iii) is hereby amended to read: (iii) Historic structures in. Categories 1 and 2. Each historic structure in categories l and 2 may take advantage of the followin~ exceptions during the life of the building: (A) An inc~ease in square footage of a historic building in Categories l and 2, put'suant to Section 18.48.060(b)(3); and ( B) A conversion to commercial use of a historic building in categories l and 2 that is 50 feet or less in height and that has most recent! y been in residential use, if such conversion is done in conjunction with exterior historic rehabilitation approved, by the director of planning and co~munity environment upon the recommendation of the architectural review board in consultation with the historic resources board. such a coaversion must not eliminate any existing on-site parkfhg. SECTION 2. The last sentence ofl;ection l8 .. 48.100(b)(3) is h~reby amended to read: . ' • • 3. No exception from parking requirements shall be available where a cesidential use changes to a nonresidential use, except pursuant to Section 18.4S.100~~)(l)(iii), above. SECTi0N 3. The Council hereby finds that this o~dinance will havt: :70· significant advecse environmental impact. SECTION 4.. This ordinance shall become effective upon the commencement of the thirty-first day after the day of its passage.
