ORDINANCE OF ·fliE COUNCIL OF THE CITY OF .. PALO ALTO
AMENDING SECTION 18.08.040 OF TH-E. PALO ALTO
MUNICIPAL CODE (THE ZONING MAP) TO-CHANGE THE
CLASSIFICATION 0, THE PROPERTY KNOWN AS. 772
TALISMAN COURT/774 TALISMAN DRIVE FROM R~2 TO PC
•rt.e Council of the City of Palo Alto does ORDAIN as follows:
SECTION 1. Section 18~08~040 of the Palo Alto Municipal
Code, th~ wzoning Map," is hereby amended by changing the zoning
of the certain property known as 772 Talisman Court/774 Talisman
Drive from R-2 (Two Family Residence District) to PC (Planned
Community District). Said property is l:-:fi·1own on the map attached
hereto, marked Exhibit A and incorporated herein by this refer-
ence.
SECTION 2. The City Council hereby Hnds with respect to the
subject property that:
(a) The application of general or combining dis-
tricts to the site of the proposed development plan will
not provide sufficient flexibility for the development
of a duplex structure having separate ownership of each
unit.
(b) The development plan providea public benefits
not otherwise obtainable by application of general dis
tricts in that two dwelling· units. of ·a size suitable for
family occupancy will • b:e , provided · for sale to low and
moderate inc9me purchase~s. undler the provisions of the
Below Market Rate ( BMR) Housing Pt·bgram.
(c) The uses allowed under .. the ··proposed PC b'i's:;_
tric~ are cqnsistent with the Comprei)en~dve , Plan and
co•p<atible with adjoining sites in th,at the size and
pricing of the units will satisfy the City Is policy for
provision of low 'Cost 'family dwellings anq will b~. of a.
design which ~ill not detract from the de.yf!lopment of
surrounding properties.
(d) The change of district is required for the
public ~nterest, convenience and general welfare.

SECTION 4. Regulations. (a) Uses. Allowable uses sha 11 be

dwelling unit.

(b) Special Requirements.. 1. The duplex units
will be initially sold under the BMR Housing Program at
prices not to exceed One Hundred and Ten Thousand
Doll4rs ( $110,000) per unit.. Any modification of this
condition will require approval of the City Council.
2. .Plumbing shall be pre fitted to permit the
future addition of solar panels.
