In the case of a .!:'lag lot, tht~ lot must be thir:ty·-five perce-nt (35%) la:rCJer than the mini mum flag lot size es tab·- 1 i shed by Section 21.20.300 for the respective R-1 or R-1 Combining District. (2) The second dwelling unit must be separated from the original dwelling unit by a minimum distance of 3.7 meters (12 feet). (3) The second dwelling unit must be limited in size to a minimum of 900 square feet of living area and limited in hei<Jht to one st i and a maximum height of twenty (20) feetf as measured to the highest point of the building, SECTION 2..
